We carefully select comparable sales based on your home and we review those sales with you so that you are comfortable with list price.
By selecting the best comparable sales we are able to defend the list price against buyers, buyers agents and bank appraisers.
We measure your home. No other real estate company does. Tax records are known to be inaccurate. If you don’t measure the home then no one can give you an accurate estimate of value.
Don't Use Price/SF
We don’t use price/sf. Why? Because its wrong. Banks and appraisers do not use price/sf so why should you. If someone qoutes you a price based on price/sf than they could be costing you thousands of dollars.
If you are selling your home the bank will require an appraisal. If the bank appraiser comes in below the contract price we are the only company that has the valuation expertise and experience to provide comprehensive review of the appraisal in order to convince the bank to reconsider additional information to get you more money.
